What in the world is a sidecar investment and how does it help a real estate private equity fund? Well the what is simple... a sidecar investment is a mechanism for an investor to increase their position on a single asset within a fund.  This is beneficial for the fund and the investors for several reasons:

  • sidecars allow a fund to maintain diversity across assets while not passing on a great investment that would otherwise exceed the maximum individual allocation within the fund
  • the fund can reward early investors in the fund by allowing them to take an additional pro rata position in deals that they like
  • risk can be reduced by brining on additional capital to reduce  leverage and debt to cost
  • it allows for faster allocation of capital because the deal, sponsor, partnerships have already been vetted by the fund
